Secure key holding service: SW Residential stores keys safely in our Knightsbridge office, ensuring discreet, reliable access whenever needed — for you, tenants or your approved contacts.

Client consultations and recommendations: SW Residential reports inspection findings and provides advice, keeping you informed and your property consistently cared for with professionalism and detail.

Organising insurance claims: SW Residential recommends trusted brokers for content and building insurance, provides quotations, manages building insurance, and handles claims such as property damage and organising the repairs.

Removals and storage arrangements: We organise removal services through trusted partners and manage storage arrangements, both long and short-term, for a smooth, efficient process.

Internet/television services: Setting up internet via suppliers like Virgin or BT, including Wi-Fi boosters, and television installations (e.g. Sky or Apple TV).

Repair of white goods: Repair of machines and home assets through approved suppliers – including dishwashers, washing machines, tumble dryers, fridge freezers, ovens, and more.

Pest control: We organise pest control services, working with independent contractors and trusted companies that follow a preventative maintenance programme tailored to each property’s needs.

Gutter clearing, roof repairs and chimney cowl fitting: Organising gutter clearing and inspections, roof repairs, along with chimney cowl fitting when necessary to maintain proper function and prevent blockages.

Changing locks: SW Residential will arrange for the fitting of new locks, changing barrels, and cutting new keys to provide enhanced security and access control.

Installing safes: We will arrange and oversee the installation and fitting of safes, providing secure placement and functionality to meet your property’s security needs.

Alarm installation: We will meet on-site, discuss options with alarm companies, and oversee the installation, servicing, and monitoring for effective security of your property.

Professional cleaning: We organise deep cleaning services through trusted companies, including window and carpet cleaning, available for both pre-tenancy and post-tenancy property preparations.

Heating and hot water servicing and testing: Servicing electric and gas boilers, immersion heaters, radiators, and underfloor heating, and issuing all applicable safety certifications as required.

Organising inventories: Accurate inventories, including listings and photos, of fixtures, fittings, and furniture are conducted. Standard of condition and cleanliness is inspected at check-in and check-out.

Planting and gardening: Maintaining window boxes, gardens, and shrubbery in perennial order with regular care, seasonal planting and expert attention to preserve beautiful outdoor spaces.

Air conditioning installation and servicing: SW Residential can organise the installation of new air conditioning systems, along with service and repair of existing units.

Booking and attending professional photography: Arrangement and management of photography services for property marketing, inventories, and other needs, providing high-quality images for marketing purposes.

Staging for presentation services: Advising clients on presentation options, such as CGI shots to show furnished property versus renting furniture, along with expert staging set-up.

Swimming pool/and or garden maintenance: We organise bi-weekly maintenance and regular plant room servicing to manage water quality, check equipment, and maintain a clean, safe pool.

Garage door servicing and maintenance: Servicing and organising upgrades and maintenance to keep garage doors in line with current safety and performance standards.

Regular property inspections: Unobtrusive checks of the property during the tenancy for damage, leaks, cracks, and more – to keep your property impeccably maintained with any potential issues swiftly addressed.

Forwarding post: We collect and forward mail addressed to previous tenants or landlords to UK or international addresses, making sure it reaches the right destination.

Property attendance: We supervise contractors, receive deliveries, and oversee installations at your property, ensuring everything is in order and work is completed efficiently and on time.

Pre and Post Tenancy Property Presentation: We organise removal services through trusted partners and manage storage arrangements, both long and short-term, for a smooth, efficient process.

Party wall disputes: Management of Party Award Disputes in collaboration with a trusted (remove in-house) Chartered Surveyor – providing professional compliance with relevant regulations and requirements.

Landscape design: Planning and implementing bespoke designs for new balconies, gardens, or roof terraces, tailored to the property’s style and your preferences for outdoor living. Using real or faux planting.

Redecoration and refurbishment service: SW Residential can advise on maximising from your property including updates, and full refurbishment services, including coordination with architects, designers, and builders.

Property bill payment: SW Residential’s management team can handle payment of utility bills, Council Tax, internet, and service charges directly to the chosen providers.

Paying staff: SW Residential holds and accounts for client funds, often used to pay domestic staff such as housekeepers and cleaners, depending on the client’s requirements.

Preparing CAPEX reports and budgets: We will prepare a 5/10-year plan and budget as long-term maintenance planning for property and financial management.

Chartered accountant and tax services: We can recommend trusted partners, specialising in resident and non-resident landlord tax returns, providing advice and efficient tax management.

ATED and CGT valuations: SW Residential collaborates with Valuers and Surveyors to assist with Annual Tax on Enveloped Dwellings and Capital Gains Tax assessments and valuations.
