We offer full-service block management. Our team manages onsite staff, service charge budgeting and demands, legal compliance, organising buildings insurance, as well as holding AGMS. Day-to-day offerings include lift servicing, communal heating and hot water systems, cleaning, entry phone maintenance and pest control.

Our expert team is experienced in providing block management for a select collection of some of the most prestigious period buildings in London. We manage the maintenance of communal areas, heating systems, issuing service charges, lift servicing and building insurance. We handle tendering, including issuing of Section 20 notices and oversee major works projects to ensure the block runs smoothly and in compliance with all the legal requirements.

Heating and hot water servicing and testing: Servicing electric and gas boilers, immersion heaters, radiators, and underfloor heating, and issuing all applicable safety certifications as required.

Pest control: We organise pest control services, working with independent contractors and trusted companies that follow a preventative maintenance programme tailored to each property’s needs.

Gutter clearing, roof repairs and chimney cowl fitting: Organising gutter clearing and inspections, roof repairs, along with chimney cowl fitting when necessary to maintain proper function and prevent blockages.

Planting and gardening: Maintaining window boxes, gardens, and shrubbery in perennial order with regular care, seasonal planting and expert attention to preserve beautiful outdoor spaces.

Air conditioning installation and servicing: SW Residential can organise the installation of new air conditioning systems in consideration of local planning and building requirements.

Property attendance: We supervise contractors, receive deliveries, and oversee installations at your property, ensuring everything is in order and work is completed efficiently and on time.

Water hygiene testing: Testing cold water tanks and hot water systems for potential long-term issues, ensuring safe and clean water throughout the property.

Lift installation and maintenance: Organising and overseeing new lift installations, quarterly maintenance, and emergency callouts as needed – providing reliable lift operation for the property.

Entry phone installation and servicing: Assisting with video and audio speakerphone installations, alongside servicing systems to maintain automated keyless door entry for enhanced security.

Holding and attending annual general meetings: We attend and provide reports on annual meetings, facilitating clear communication and effective management of relevant discussions and decisions acting as a proxy when the client cannot attend in person.

Party wall disputes: Management of Party Award Disputes in collaboration with a trusted (remove in-house) Chartered Surveyor – providing professional compliance with relevant regulations and requirements.

Organising insurance claims: SW Residential recommends trusted brokers for content and building insurance, provides quotations, manages building insurance, and handles claims such as property damage and organising the repairs.

Secure key holding service: SW Residential stores keys safely in our Knightsbridge office, ensuring discreet, reliable access whenever needed — for you or your approved contacts.

Regular property inspections: Unobtrusive checks of the property during the tenancy for damage, leaks, cracks, and more – to keep your property impeccably maintained with any potential issues swiftly addressed.

Client consultations and recommendations: SW Residential reports inspection findings and provides advice, keeping you informed and your property consistently cared for with professionalism and detail.

Changing locks: SW Residential will arrange for the fitting of new locks, changing barrels, and cutting new keys to provide enhanced security and access control.

Professional cleaning: We organise deep cleaning services through trusted companies, including window and carpet cleaning, available for both pre-tenancy and post-tenancy property preparations.

Booking and attending professional photography: Arrangement and management of photography services for property marketing, inventories, and other needs, providing high-quality images for marketing purposes.

Redecoration and refurbishment service: SW Residential can advise on maximising from your property including updates, and full refurbishment services, including coordination with architects, designers, and builders.

Property bill payment: SW Residential’s management team can handle payment of utility bills, Council Tax, internet, and service charges directly to the chosen providers.

Paying staff: SW Residential holds and accounts for client funds, often used to pay domestic staff such as housekeepers and cleaners, depending on the client’s requirements.

Preparing CAPEX reports and budgets: We will prepare a 5/10-year plan and budget as long-term maintenance planning for property and financial management.

Chartered accountant and tax services: We can recommend trusted partners, specialising in resident and non-resident landlord tax returns, providing advice and efficient tax management.

ATED and CGT valuations: SW Residential collaborates with Valuers and Surveyors to assist with Annual Tax on Enveloped Dwellings and Capital Gains Tax assessments and valuations.
